Pricing

I analyze recent sales, current competition, condition, buyer demand, and what is happening in your immediate market. Together, we use that information to determine the pricing strategy—not rely on an automated estimate alone.

Preparation and staging

I walk through your home with you, identify the improvements most likely to influence buyer response, and develop a plan to strengthen its presentation. I also help you separate what is worth doing from what is not, which is often the more valuable part of the plan.

Marketing

I provide professional photography and determine the right mix of video and other marketing for your property. I develop the listing copy and overall positioning so your home’s strongest features are presented clearly and consistently, then market it to build interest and give prospective buyers a reason to experience it in person.

Negotiation

I guide you through offers, inspection requests, and repair conversations, explaining the options, risks, and tradeoffs so you can decide how to proceed. I then advocate for your position throughout the negotiation.
