You can see the same listings I can. What a screen won’t tell you is where drainage, floodplain, renovation quality, pricing, or future resale deserve a closer look. That is where experience, local knowledge, and sound judgment matter most.

How I work

This is likely the largest financial transaction of your life. It deserves more than a checklist.

My role is not to convince you to buy. It is to help you understand the property, the price, the risks, and the tradeoffs clearly enough to decide whether it is right for you.

We set criteria that reflect how you actually live, then I watch the market for properties that fit, including opportunities that may not be broadly marketed.

Property evaluation

I look beyond finishes and square footage to consider condition, layout, lot, location, pricing, and the factors that may affect future resale.

Financing and contracts

I walk you through the contract terms and key deadlines, coordinate with your lender and closing attorney, and keep you informed about what is needed and when.

Negotiation and inspection

I advocate for you on price and terms, then help you evaluate inspection findings, contractor opinions, repair requests, and when a credit may make more sense than a repair.
